The problem I solve
Sell first and you can spend months in rental with your CPF refund sitting idle. Buy first and you front ABSD, then race the remission clock. The sequence is a financial decision, not an admin one.
The $16,000 EC household ceiling runs on averaged gross monthly income, and MSR caps the loan at 30% of it. Add CPF accrued interest and a bridging loan, and the figure you can complete on is rarely the figure you assumed.
Every launch sounds urgent when the person explaining it is paid on the transaction. You get the workings, the risks, and a straight answer when the honest one is "not yet".

Step one · Baseline audit
CPF including accrued interest, TDSR at 55%, MSR at 30% where it applies, cash on hand, and the net sale proceeds you can actually count on. Eligibility is audited in the same sitting: income averaging against the ceiling, ownership history, MOP dates. You leave with one page stating what you can carry and what would break it.

Step two · Tailored shortlist
Two filters decide the list. Exit liquidity: how deep the buyer pool is for that stack and size when you eventually sell, not just how it shows today. Layout efficiency: how much of the floor area you are paying for is space you will actually use. Three to five options survive, each with the case for it and the case against.

Step three · End-to-end execution
E-application and ballot day, unit selection, option exercise, loan submission, the sale timeline and any bridging in between, then completion and handover. Run in sequence by the same person who built your baseline, so no month arrives where you own two homes or none.
