What Can Be Built Near Your Condo? Reading Plot Ratio Before You Buy
Two homes with similar MRT access can face very different future development risk. The most valuable map question is not only what stands nearby now but what the land beside it is designated for.

What changes in the buying decision?
Start with URA's Master Plan land-use and plot-ratio information and confirm whether you are seeing an adopted plan, proposed amendment or an actual approval. A higher plot ratio may change a future building envelope, but it does not identify the next developer, number of homes or building footprint. Cross-check land ownership, sightlines and practical separation distances. For a new launch, ask how nearby future completion and resale timings overlap with your intended exit.
Questions worth answering
Is an apparently vacant plot residential, commercial, reserve or another land use? Which Master Plan version applies? What is the road/rail corridor location? Does a neighbouring approved scheme affect your likely view?

URA has proposed higher plot ratios on three housing plots around Upper Changi, Expo and Simei — including two plots moving from 2.1 to 3.5 and one from 2.1 to 3.4.
More future supply doesn’t automatically mean prices fall. But it can change resale competition, amenities and your eventual buyer pool.

What is still uncertain?
Planning layers are not promised future constructions. Buyer outcomes depend on the real unit and final approved proposals.
The sensible next step is to identify the specific unit, layout, asking price and financing or resale timeline before using any general market story to support a purchase decision. Plans and regulations may change after this article's review date.
