Amberwood at Holland — Post-Launch Buyer Review
A lower-density family-focused option in the Holland area. Review post-launch inventory and the next wave of Holland Plain supply before drawing conclusions.
Why overall sales percentages can mislead
The Business Times reported 23 homes sold during the initial launch weekend, out of an initial 70-unit phase, within a 212-unit total project. Those percentages answer different questions. Do not call all units unsold or claim current inventory based on a single September weekend snapshot.
At an average reported price of about S$3,019 psf during the launch weekend, the meaningful question for a family upgrader is not only price per square foot, but what the unit delivers in usable area, orientation and total cash quantum.
Holland Plain and exit competition
URA’s 2H2026 Confirmed List includes a Holland Plain parcel estimated at about 610 homes. It is a future supply input, not an announced competing project with confirmed launch price or completion date.
Buyers should check whether a future nearby launch would plausibly compete on family layouts and quantum. Conversely, a stronger neighborhood amenity network could benefit more than one project. Do not assume a one-directional effect from a new land tender.
Questions buyers ask
How many units were sold at launch?
The Business Times reported 23 sales in the first 70-unit phase of a 212-home development. This is a dated launch snapshot, not current availability.
Is the Holland Plain GLS competing now?
No. The 2H2026 land parcel is a future tender stage; the final project and sales timeline have not been announced.
