Lucerne Grand — Lakeside Condo Launch Review
CDL’s 570-unit mixed-use launch next to Lakeside MRT. A 61% opening-weekend sale is one data point — not your individual unit’s investment case.
What the launch sales tell us
City Developments Limited said 350 of 570 homes were sold by 6pm on 4 October 2026 following the 3 October sales launch. The developer reported a project average price of S$2,480 psf; that is not necessarily the transacted average of the 350 sold units. Separate sales momentum from the price you are being offered for a particular stack.
The headline 61% take-up suggests active demand, but unsold inventory, prices, and specific unit choice may change after the first weekend. Obtain a dated availability and price list rather than subtracting 350 from 570 and assuming every remaining type or facing is available today.
Where the value case needs work
Direct MRT access and the mixed-use retail component reduce day-to-day friction for some households. They do not automatically justify every price premium. Compare the actual unit’s usable layout, noise and sun exposure, floor level, surrounding towers, and the cash quantum against established Lakeside alternatives.
Jurong Lake District can be a meaningful long-term planning context, but differentiate officially funded projects, announced intentions and speculative completion timing. Buyers exiting within a few years may not enjoy the same catalysts as those planning a longer hold.
Three comparisons worth doing before paying a premium
Compare the same bedroom type across high, mid and low floors in Lucerne Grand, then price-check nearby completed and competing private projects. Use total loan payments and CPF/cash sequencing if you are upgrading from an HDB flat.
Finally, examine the Town Hall Link GLS white site and other Jurong regional pipeline developments as potential future options. More amenities may help the area, while more supply gives eventual buyers choices.
Questions buyers ask
Is Lucerne Grand fully sold?
CDL reported 350 homes sold by 4 October, not a current total. Check current stock with the developer or its appointed sales team.
Does a strong opening weekend guarantee appreciation?
No. Future returns depend on the entry price, holding costs, market conditions, competitive supply and actual unit attributes.
